Who do I contact for HOA issues?

For warranty and builder punch list items, contact Jim Simmons  at 435-513-9489.All communication with the HOA needs to be in writing. Please email any questions or concerns to hoa@blackrockutah.com and include your name, best contact information, and preferred time to be contacted.

Where is Black Rock Ridge?

Black Rock Ridge is located off of Highway 248 and Brown’s Canyon road just five minutes east of Park City.

How many townhomes and condos will be built in this new community?

There will be a total of 258 townhomes and 111 condos.  109 of the 258 townhomes were already built and sold in phases 1 and 2.

What is the square footage of each floor plan and how many floor plans are available?

There are 8 total floor plans: 4 condo floor plans and 4 townhome floor plans.  Condo square footage ranges from 813-1477 and townhome square footage ranges from 2494-3279.

What is the cost of the monthly HOA fees?

Dues are currently $500 per month and include the following: internet, telephone, basic cable, sewer, water, common area expenses, snow removal, landscaping, trash service, and exterior maintenance.

How are the homes heated?

The homes are heated by natural gas forced air heat supplied by Questar Gas.

Do any of the floor plans have vaulted ceilings?

Yes, all of the floor plans have 9 foot ceilings throughout.  There are vaulted ceilings on the top floor of the townhomes and on the top floor of the condos.

Where can I find a copy of the covenants, conditions and restrictions?

Copies are available in the model home or from the real estate agent.

What is the name of the water and sewer company?

Jordanelle Special Service District.

If I put one of the townhomes under contract, when can I expect to close?

Right now closing dates are anticipated 4-6 months after construction begins. Customers will be updated regularly throughout the construction process.

When do I have to decide which upgrades I want?

Any upgrades have to be chosen prior to the end of the due diligence process.

In what county is Black Rock Ridge located?

Wasatch County

How much are the Wasatch County property taxes?

Annual property taxes are about 1% of the property value for secondary homeowners. For a primary residence, property taxes are .55% of the property value as determined by Wasatch County.

What are the views like in an uphill versus a downhill town home?

All homes are oriented to view the three award winning ski resorts nearby, which are Deer Valley, Canyons, and Park City Mountain.

If I want a hot tub, are there restrictions?

The residential buildings within the Black Rock Ridge community have been designed to support hot tubs on the ground floors only.

Where will my mail be delivered?

Wasatch County will provide rural route mail services to cluster mailboxes.
